Skegness is a seaside resort on the Lincolnshire coast, facing the North Sea around 40 miles east of Lincoln, with a population of around 20,000 that swells enormously through the summer. It was a small fishing village until the Earl of Scarbrough laid out a planned resort in the 1870s and the railway arrived from Nottingham and the East Midlands, bringing day trippers and holidaymakers in vast numbers. The town's identity was sealed in 1908 by John Hassall's famous railway poster of the Jolly Fisherman skipping along the sands beneath the slogan "Skegness is SO Bracing" — still the town's emblem today.

The seafront is the heart of Skegness, with a wide sandy beach, the pier, Skegness Pleasure Beach, and the Tower Gardens and Compass Gardens laid out as part of the original Victorian plan. Butlin's opened its very first holiday camp just north of the town at Ingoldmells in 1936, and the stretch of coast between Skegness and Ingoldmells remains one of the largest concentrations of caravan and holiday parks in Europe. Natureland Seal Sanctuary sits on the front, and Gibraltar Point National Nature Reserve, a dune and saltmarsh landscape of international importance, lies just to the south.

Skegness sits at the end of the A52 and A158, with Skegness station providing services inland to Boston, Sleaford and Nottingham. The town serves a wide rural catchment across the Lincolnshire coast and Fens, and neighbouring settlements include Ingoldmells, Chapel St Leonards, Winthorpe, Seacroft, Burgh le Marsh and Wainfleet, home of Batemans Brewery.

Housing in Skegness reflects its resort history, with Victorian and Edwardian villas and boarding houses concentrated near the seafront — many long since converted into flats, guest houses and holiday lets — alongside interwar bungalows, post-war estates and modern development on the western edge of town. The town has an unusually high proportion of static caravans, park homes, holiday lets and second homes across the surrounding coast, and that stock is refurbished frequently, with fit-outs, strip-outs and end-of-season clear-outs a constant feature of local trade. The permanent housing stock also skews older, generating regular re-roofs, rewires and full refurbishments.
