Pitlochry is a Highland Perthshire town sitting in the Tummel valley around 27 miles north of Perth, with a population of around 2,800. It was a small settlement until Queen Victoria's visits to the area in the 1840s made the Scottish Highlands fashionable, and the arrival of the Highland Railway in 1863 turned Pitlochry into one of Scotland's most popular Victorian resort towns. The town was largely built in that period, which is why it has such a consistent character of stone villas, hotels and guest houses laid out along a single main street with the hills rising directly behind.

Pitlochry sits at what is often described as the geographical centre of Scotland, and its attractions reflect its position as a touring base. The Pitlochry Dam and its salmon ladder, built as part of the Tummel hydro-electric scheme in the 1950s, allows visitors to watch salmon making their way upstream. Pitlochry Festival Theatre, on the south bank of the river, has run a repertory season since 1951 and draws audiences from across the country. Blair Athol and Edradour — one of Scotland's smallest distilleries — are both close by, and the wooded gorge at the Pass of Killiecrankie, site of the 1689 Jacobite battle, lies just north. Ben Vrackie rises 841 metres directly above the town.

Pitlochry is well connected for a Highland town, sitting on the A9 between Perth and Inverness with Pitlochry station on the Highland Main Line offering services to Perth, Edinburgh, Glasgow and Inverness, including the Caledonian Sleeper. Nearby settlements include Killiecrankie, Blair Atholl, Moulin, Aberfeldy, Dunkeld and Kinloch Rannoch, with the Cairngorms National Park to the north.

Housing in Pitlochry is dominated by Victorian stone villas and terraces built during the resort era, a great many of which have served as hotels, guest houses and B&Bs — a significant number now converted into flats or holiday accommodation — alongside smaller stone cottages in Moulin and the older parts of town, post-war housing and modern development on the edges. The town has a very high proportion of holiday lets, second homes and hospitality property, all of which are refurbished regularly, and the older stone stock generates a constant flow of re-roofs, stonework repairs, rewires and full internal refurbishments.
